Terms & Conditions and Release: Application fees are non-refundable. Applicant understands that by agreeing to these terms of this application, applicant authorizes management to remove this rental unit from the rental market. Applicant is legally obligated for the rental unit, and will be held responsible accordingly. All necessary documents are required to be returned within one (1) business day including any necessary co-signers/documents. If not provided, CIP (Commercial Investment Properties) reserves the right to put the apartment back on the market and you may be required to re-apply. If applicant backs out or refuses to take occupancy of the rental unit, applicant will be charged a liquidated damage fee of $50 for each day the rental unit has been removed from the rental market. Management has the right to retain entire security deposit upon execution of this application.

I understand if Property is unable to deliver possession of proposed apartment on the agreed date for any reason, including holdover of a prior Resident, then Property shall not be liable as a result. Property is also under no obligation to deliver possession of another apartment. An approval of an application can be rescinded at any time even if a lease is signed, if information obtained from a rental verification indicates they do not meet the criteria of applicant approval, or their history with renting at a CIP property reveals that they do not meet the criteria of applicant approval. I am aware that an incomplete application causes a delay in processing and may result in denial of tenancy.

Resident shall ensure that all utility services provided directly by the utility provider to the individual unit are in Resident's name by the move in date. In the event that the utilities are not in Resident's name at any time during the residence in the unit, Management may charge Resident for utility services billed to Management for Resident's unit plus a processing fee in the amount of $45.00 for electricity and, if applicable, $45.00 for gas.
